When You List DOES Matter

We never try to time the market, however, there is a way to position your property for the most exposure and optimal price.

Sometimes it's for my buyers and other times it's when I am reviewing comps or a position of a property, but I am shocked sometimes when agents list homes at weird times. Of course there can be a variety of reasons why someone would list a home at an odd time; but rarely does it make sense. When I am representing buyers, we have been able to win amazing places because others weren't able to come out or just weren't aware of the listing.

Friday Afternoon and Weekend

This always blows my mind when someone lists on a Friday or the weekend. When you list a home, you want exposure. As much as many individuals have searches established for new listings and updates, they may not see them immediately or have ability to get to the showing that day or the next. This tends to make the listing get missed that first weekend and then instantly become stale. People live in the moment and don't go back. Now, you have a week of market time already and lost all the individuals that are hot on the search and are often the most ready, willing, and able.

Storms A Brewin'

No one can predict the weather. Yet, every so often, we get those storms that people would bet everything they got on. You know, the type of storm where they say even if the one cell misses, there are like 5 more behind it. And yes, somehow they can all miss but when meteorologists are all calling for crazy conditions, people tend to cancel or postpone their plans and hunker down. Again, now you missed all this traffic going live during a blizzard or potential for one. And if you're a buyer working with me, don't worry...I got my Jeep with 4 Wheel Drive! But not every agent has that!

Holiday Time Listing

This one really blows my mind. There is always the agent the lists right before a holiday and then gets limited to no traction. An example would be Thanksgiving. Someone lists a new listing on that Monday or Tuesday. People are getting ready for the holiday, traveling, excited to spend time with family, and more. The same goes for many holidays or ones that spread out the week like Christmas and New Year's. You may end up burning over 2 weeks of listing time and then lost of ton of energy in your listing. Also, many other services are working in limited capacity so everything may be a bit slower (my team still rocks though at any time)!

Noticing A Neighbor's Listing

This one can play into your favor sometimes. Depending on the market conditions, and the listing you have compared to another, you may be able to capture all the interest from another's listing. Or if you don't, if the other goes under contract, you could get the interest that didn't win if there were multiple offers. We never want to worry about other listings but we also don't want to over flood our own inventory if not necessary.

Big Events

Every city and town has something that goes on, from sporting events, to marathon closure, and more. While these tend to be on weekend, listing the days before these events and making harder for buyer to get to you just doesn't make any sense. Always do your best to make sure you're not listing and hosting open houses or first showings right in the middle of the biggest event of the year. And no, no one from that big event will buy your house!

When Should You List Then?

There are three answers to this. First, when you're ready. This is kind of a no-brainer. However, avoiding the items listed above. Second, when it's optimal for buyers and check out how listings are doing when you're positioning for sale. If the market is hungry for inventory, get it listed and get that first round of showings to be optimized. Third, if you wanted me to actually state a day or two, and in most cases, then have it go live Tuesday or Wednesday. You want people to have some time to see it, fresh enough for them to get it scheduled, and then you can either have people come those weekday evenings and have the weekend all set for overflow. Remember, make it easy for your buyers (don't do the thing where you limit showings to one small window and think people will feel pressure to buy).

Remember, the goal is to find the right buyer. Make it easy for people but also keep everything organized and structured. It will go a lot smoother, you will get great feedback, and most importantly, hopefully get offers and get the place sold!
